Dynamic Pricing

Prices that move when your market does.

Pricinger recalculates your prices every day from the rates and availability of similar listings around you — always inside the limits you set.

Get started

Pricing by hand means scrolling competitors, second-guessing your rates and watching prices go stale the moment a neighbour books. Pricinger does the watching for you — refreshing your prices every day as the market moves, inside rules you control.

From listing to live prices in four steps

  1. Connect your listings

Connect your PMS, or import a listing straight from its OTA page. No spreadsheets, no exports.

  2. We read your live market

Pricinger finds the listings most similar to yours nearby and keeps their rates and availability fresh.

  3. Prices move with demand

Each day Pricinger recalculates a price for every night of the year ahead. With a connected PMS, the new prices are pushed to it automatically.

  4. You stay in charge

Set your limits once. Override any date, change your strategy, or switch sync off for a listing whenever you like.

No more pricing guesswork

Every price starts from what is happening around you: what similar listings charge, which of their nights are already gone, and how close the date is. You get one clear number for every night.

  • Market data

Forward rates and availability from the listings most similar to yours nearby.

  • Demand and seasonality

Prices climb as comparable listings fill up and as your market moves into its busy season, and ease off when things go quiet.

  • Your own calendar

How booked you are compared with similar listings around the same dates, so a full week and an empty one are not priced alike.

  • A price for every night

A recommended price for each of the next 365 nights, with a chart of how it sits against your base, minimum and maximum.

  • Daily sync

With your PMS connected, updated prices and minimum stays are pushed to it every day, and sooner when a new booking lands.

A recommended base price, kept current

When you import a listing, Pricinger proposes a base and a minimum price from your own rates and bookings and from closely similar listings. It recomputes both every week and shows the recommendation beside your own values, so you can see when your market has moved. The decision stays yours.

Choose how you sit against the market

Follow the market rate, price below it to fill your calendar faster, or above it to earn more per night — by a percentage you choose. Set a different stance for the last days before arrival and for dates far ahead, for the whole year or season by season.

Pricinger's Pricing Strategy panel: the main strategy set to market price, a close-to-arrival switch pricing 10% lower in the last 14 days, and a far-from-arrival switch pricing 10% higher from 90 days out

Make gap nights work

A night or two stranded between bookings is hard to sell at full price. Set a discount or a mark-up by gap length, and a shorter minimum stay for gaps — and choose whether a booking must fill the whole gap. Your minimum and maximum prices always apply.

Pricinger's gap price rules: a 50% increase for a one-night gap and a 25% increase for a two-night gap

Full control, your way

Automation should work for you, not around you. Set the rules once and Pricinger prices within them — you stay the decision-maker.
