Choose a pricing strategy
Your pricing strategy decides whether your prices sit below, at or above the market. You can pick one strategy for the whole year, and a different one for last-minute or far-out dates.
Set your strategy
- Open the Pricing Dashboard, select your listing and go to the Customize tab.
- Select Pricing Strategy.
- Under Main strategy, choose Price lower, Market price or Price higher.
- If you chose Price lower or Price higher, type a percentage in the box after "by".
- Select Save plan.
Which one to pick
- Price lower prices below the market to fill your calendar faster, earning less per night. You can go up to 90% lower.
- Market price follows the market rate as it is. It's the default.
- Price higher prices above the market to earn more per night, accepting a higher chance of empty nights. You can go up to 100% higher.
The percentage starts at 10%. With Price higher by 10%, a night Pricinger would otherwise price at 100 becomes 110.
Switch strategy close to or far from arrival
Two optional switches give you a different strategy depending on how far away a date is. Turn one on with its toggle, set its days, then choose its strategy and percentage.
- Close to arrival covers the last days before arrival, up to 90 days. For example, price lower in the last 7 days to fill last-minute nights.
- Far from arrival covers dates at least a set number of days away, and starts after the close to arrival window ends. For example, price higher for dates 120 days or more away.
When a switch is off, those dates use your main strategy. The timeline at the top shows which strategy covers which dates, from the arrival day to a year out.
A different strategy for a season
Switch to Seasonal to set a strategy for part of the year. During that season, its strategy replaces your annual one, switches included.
Your limits still apply
Your minimum and maximum price are applied after your strategy. If a date is already at your minimum or maximum, changing the strategy may not change its price. See how to set your base, minimum and maximum prices.
